History

Fish Lake
I was born in Vancouver.
Over the years, I have traveled extensively throughout B.C.,
Alberta, Yukon Territory and the western Northwest Territory.
My Northwest Territory assignment (one year) also took me
to several arctic islands. The travel allowed me into every
minor/major industry in each area as a master caterpillar
journeyman, salesman, commercial pilot and manager over a
period of 22 years. A large amount of the travel was done
by air with some accomplished using my own aircraft. Local
or out of Greater Vancouver, my 21 years as a realtor will
help you meet your needs.

Tips
for Buyers and Sellers
Some of the following
points apply to all buyers and sellers. A few points require
additional data for a full and complete understanding.
Pre-Approval.
Extremely important that buyers are pre-approved
before they start looking and always buy with resale
in mind.
No attempt has been
made as to any particular order for the following:
Many moves incur costs that can be written off against income;
provided you are moving 40 KM closer to your work. CANADIAN
CUSTOMS AND REVENUE has several booklets addressing this.
Usually, thousands of dollars are involved if you qualify.
Once you have found the Home right for you; have your offer
written subject to "inspection". If something serious
is found, you still have several options available.
Many SUBJECTS exist for your protection. A few are
(in brief):
- Subject to Insurance
- Subject to Financing
- Subject to Title
Search
- Subject to Inspection
- Subject to the
Property Condition Disclosure Statement
- Subject to approval
of the By-Laws, Financials, Strata Minutes, two or three
annual general meeting minutes and any extraordinary meeting
minutes. Contract language should always be
copied word for word from your Realtors "Practice
Manual" or using “web forms”.
Be sure to
digest the minutes as they are.
Be sure to digest the minutes, as they are the building history,
what is to be spent during the near future and how will the
funds be raised by way of a contingency fund or an assessment
to each owner or both.
Age restrictions are now valid. Rent and/or pet restrictions,
be sure you read the covering paragraphs in the By-Laws. Be
sure to read all the minutes for a good understanding.
Don't be afraid to discuss the building with other owners.
This is your best assurance against future unwanted problems.
If a problem exists, contract language is available to cover
you or negotiate hold-back funds to cover the repair.
Added Points:
Before you look for a home, become pre-approved
as to a loan through your mortgage broker or bank... extremely
important! Ensure your condo inspector can/will measure moisture
content in the walls and whatever you buy, buy with re-sale
in mind to help you get top dollar in later years.
If you have property
questions concerning your city, township, B.C Hydro, Telus,
municipal water, zoning, etc. or need clarification on something
- get it in writing. Subject clauses should give you
the needed time.
Negotiating is likely one of the most stressful functions
we do in life. It is also extremely important to be done correctly
or else thousands may be lost. Leave negotiating to
a professional Realtor.
Is negotiating a ¼ percent off your mortgage worth it?
You bet it is! $100,000 mortgage, 25 years at 7% = $700.41/Mo
($210,123.00)(over 25 yrs.)
$100,000 mortgage, 25 years at 7.25% = $715.92/Mo ($214,776.00)(over
25 yrs.)
saving ......$4,653 (25Yrs) or $15.51/Mo
Take the $15.51/mo saving and start a 10% R.R.S.P. Through
compounding for 25 years, the $15.51 is then worth $19,884.00.
Is a ¼% saving worth it???? I think so!
Be sure your Bank is giving you their best shot.
Be sure your Bank is giving you their best shot or have a
'Mortgage Broker' drive his or her best deal in the interest
of YOU. Always check both before you decide. Buying before
you have sold----DON'T! Exhaust every other option you have
BEFORE you go this route. I am aware of the many reasons to
buy first----- are you aware of the many thousands of dollars
you will loose? Please understand the big loss
before you buy first. Sell first to put many extra funds
in your pocket. It is important to have the details
explained to you.
What to do before selling?
If working to a limited budget - paint the walls and clean
the carpet. Through working with and watching hundreds of
buyers; marked walls, chipped walls, dirty carpets, dirty
sinks and bathrooms INSTANTLY DEFLATE MOST BUYERS. Make your
home shine and smell great for best appeal. If you don't put
forth the needed effort, an offer will be discounted far
in excess of the actual repair cost.
Beyond paint and cleaning, start with the kitchen and then
on to your bathroom(s). Beyond these two rooms other than
paint and cleaning, your return will drop dramatically. Be
aware of all kitchen costs as the kitchen is the most expensive
room in a home.
Curb Appeal
Curb (street, lane) appeal is very important. Redo the pealed
paint, scrub off the green north side mould, replace the missing
fence picket, tidy up the garden and lawn etc. etc.
In and out must be tidy for best appeal. This will put
thousands more in your pocket and sell before others.

Asking
Price
Asking price, the most
important number you and your realtor will establish. Too
high and the buyers will not look, offers will be ridiculously
low, the home will be on the market too long and is likely
to sell under market value (you need to see this on
paper). Selling costs should also be shown for your consideration.
Proper pricing attracts a totally different, positive, enthusiastic
buyer. The sale will go through quicker, with less problems
and net more to the seller.
When asking for an evaluation, always ask for it in writing.
This will allow you to see how the price was arrived at. If
you are a serious seller, price to the market for best results
with all aspects of the sale. Correct pricing is very
important to allow a seller the option of saying no to listing
- the net may not be enough for the seller to fulfill his
or her future needs. Good advice acted on, often dramatically
lowers the selling costs through a better selling price.
Mortgages: always drive the best deal you can. This
would include: paying weekly or every two weeks, assumable/
transferable, can you pay one or two extra payments per year,
etc. By paying an added amount more often, it is easily possible
to reduce your amortization from 25 years to around 12 -14
years. Let us say your payment is $1,000.00 per month. A saving
of 10 years is 10x12x$1,000 or $120,000.00 - now that is a
saving!
A good mortgage
goal - lowest interest rate, have the points above
written in and try to pay a little extra. Low interest
rates can be a great selling feature. Let's say you
wish to sell your home that has an assumable mortgage of 6%.
Current rates are 8% - this is a huge benefit all in your
favor should you keep it or sell. Either way you are 2% below
the market. Thoroughly learn what a variable rate mortgage
is. It is the least expensive way to pay a mortgage.
R.R.S.Ps: start your R.R.S.Ps early and maximize your
home payments at the same time. A BIG R.R.S.P fund
becomes BIG due to a large number of compounding periods (YOU
MUST START EARLY). When saving, you want many compounding
periods. Paying a loan - shortest amount of compounding periods.
COMPOUNDING EXAMPLE ($1,000 AT 10%, NO EXTRA FUNDS ADDED):

30 Yrs. = $19,837.39
40 Yrs. = $53,700.66
50 Yrs. = $145,369.92
60 Yrs. = $393,522.41
70 Yrs. = $1,065,281.50 |
GIVEN TIME, COMPOUNDING IS MAGIC. |
Change the $1,000.00 to $2,500.00 and the 70 year compounding
time will generate $1,974,367.00. This does make for a very
good retirement fund at age 70.
Look at the potential here: you could make payments to fatten
the $2,500, you could start with $2,500 and add $1,000 each
year, you could add your tax savings each year, etc. It isn't
the amount that's most crucial-----it is the total compounding
periods in your favor. A good example of using the above is
regarding your first born. Put $1,000 into a very good Mutual
Fund, 50 to 70 years later, the basis of a first rate retirement
is in place.
Timing to buy or sell: Anytime! Most realtors
have buyers throughout the year. Many feel the spring and
late summer are the best times. They are also the times of
greatest competition. Concentrate on how your home
is presented and priced for best results. Both
are far more important than timing or any other point.
I am often asked "Should
I buy first or sell first" ? You will put more
money in your pocket by selling first. This can cause
discomfort to many but there are ways to reduce or eliminate
the discomfort. The
